How does Pennybags Real Estate Fund select properties or businesses for investment?

Our deals go through a rigourous vetting process. We take a risk adverse approach. We underwrite and review hundreds of deals a year. Only the ones that meet our very specific criteria make it to our investors. From there, our investors also vet the deals themselves and ultimately, they determine if they want to invest in the deal or not.

Unlike a blind pool fund where the investors are exposed to anything in the fund. Our investors have the ability to pick and choose their deals.

How can I make money as a fund manager?

The Pennybags fund is a hybrid type of fund called "The Customizable Fund". As a fund manager you can raise capital for your own projects, or you can raise capital for other operators or funds. This is called a fund of funds.

How much does it cost to launch a fund?

Generally speaking, it will cost around $20,000 give or take a few thousand for unique types of funds. But generally, you can budget about $20,000.

Do I need a license to be a fund manager?

No, there is no license. The type of fund we use is a Reg D, 506b or c, depending on if you are accepting non-accredited investors or not.

What's a capital allocation fund?

A 'capital allocator' is an individual or entity that raises capital to invest in other funds or operators. The allocator does not directly operate the deals in the fund but instead identifies strong operators in their respective asset classes and invests in their deals on behalf of their fund or investors.
