What does Pennybags investment Club do?

We are a community dedicated to leveraging artificial intelligence and data to transform the world of real estate and alternative investments. This group is designed to educate, build partnerships, and connect like-minded individuals who are interested in real estate investing. All investments are structured as group partnerships, and there is no obligation to participate in any deal.

What is a fractional investment?

Fractional investments allow you to spread your capital across multiple real estate deals instead of putting all your money into just one. For example, if you have $50,000 to invest, you might choose to allocate $10,000 into a buy-and-hold rental, $10,000 into a fix-and-flip, $10,000 into a short-term rental, and $10,000 into a multifamily property. This approach lowers the minimum required to participate in each deal and helps reduce risk by diversifying your investments across different strategies and asset types.

Can I really get ownership of a deal if I have no money inested?

Yes—absolutely! That’s exactly why we train people to find great deals. Deal sourcing is one of the most valuable and in-demand skills in commercial real estate. If you’re good at it, you can earn equity or get paid by investors, syndicators, or private funds simply for bringing them solid opportunities. But it’s not just about finding a deal—you need to know how to negotiate, package it properly, and most importantly, know where to send it. Not every investor is buying $10 million shopping centers. You need to understand who the right buyers are, what they’re looking for, and how to approach them the right way. That’s exactly what we teach inside our BirdDogs Bootcamp.

How does Pennybags Real Estate Fund select properties or businesses for investment?

We only consider deals that are significantly better than average. Thanks to the collective purchasing power of our community, we receive a high volume of deal flow—but only a small percentage make it through our strict initial underwriting process. Every potential investment goes through a rigorous vetting system. If a deal passes that stage, we present it to the community for feedback and voting. With our members acting as an "army of underwriters," each bringing different expertise and perspectives, we’re able to make highly informed, strategic decisions on how and where we invest. This collaborative, data-driven approach ensures that the deals we move forward with are not only financially sound but aligned with the interests and insights of our entire community.

Do I have to invest in deals?

Not at all. While the mission of our community is to help members grow financially and expand their knowledge in AI and alternative investments, participation is entirely optional. If you never come across a deal that aligns with your goals or interests, there’s absolutely no obligation to invest. You're welcome to stay involved for the education, connections, and insights alone.
